Florida's homeowners insurance market is unlike anywhere else in the country. If you're relocating from Texas, the Midwest, or the Northeast, you need to understand a few things before you close โ€” because an unpleasant insurance surprise after closing is avoidable, and I've seen it happen.

Why Florida Insurance Is Different

Several major national insurers โ€” State Farm, Farmers, Bankers Insurance โ€” have reduced or eliminated their Florida homeowners presence in recent years, driven by hurricane-related losses and reinsurance costs. This has left many buyers with fewer options and higher prices than they anticipated.

The Florida insurance market operates through a mix of:

  • Private carriers โ€” Those still operating in the state. Availability and pricing vary significantly by county and zip code.
  • Citizens Insurance โ€” Florida's state-backed insurer of last resort. Available when no private carrier will insure a property at a "reasonable" rate. Citizens has been growing rapidly as private carriers exit, and it comes with some coverage limitations.
  • Surplus lines carriers โ€” Non-admitted carriers that operate in Florida without being subject to state rate regulation. Often higher priced, but sometimes the only private option in high-risk areas.

What Does Homeowners Insurance Cost in Northwest Florida?

There's no single answer โ€” it depends heavily on your specific location, flood zone, home construction, and chosen coverage level. But here are realistic ranges for planning purposes:

  • Freeport / Chipley (inland, Zone X): Roughly $2,000โ€“$3,500/year for a new construction home with standard coverage. Some buyers do better; some do worse depending on coverage choices.
  • Coastal areas (Destin, 30A, PCB beachside): Significantly higher โ€” $4,000โ€“$8,000+/year or more depending on proximity to water and wind exposure.

Wind Insurance vs. Flood Insurance

These are two separate policies, and the confusion between them is common.

  • Homeowners insurance (HO-3 or HO-6) covers most perils including wind damage from hurricanes, falling trees, and fire. In Florida, wind coverage is typically included in the standard homeowners policy, though some higher-risk coastal properties require a separate wind policy through Citizens or the Florida Market Assistance Program.
  • Flood insurance covers damage from rising water โ€” storm surge, heavy rain flooding. This is NOT covered by standard homeowners insurance and is always a separate policy. It's required by lenders in Special Flood Hazard Areas (SFHA) and optional elsewhere.
Many buyers find out flood isn't covered by their homeowners policy after a flooding event. Don't be one of them. Know what each policy covers before you buy.

New Construction Advantage
