Move-In Ready homes are fully built and available now, often with faster close timelines similar to resale. Under Construction means the home is being built and you can reserve it, with an estimated completion window. Presale allows you to choose your lot and sometimes certain finishes before construction begins. Each stage has different financing timelines, so it's worth talking through which approach fits your situation.
A rate buydown is when a lump sum is paid at closing to reduce your mortgage interest rate, either for a set period or permanently. The impact on your monthly payment depends on your loan amount and the size of the rate reduction. A licensed lender can run the actual numbers for your scenario. What I can do is make sure you know the program exists and help you ask the right questions when you talk to a lender.
I represent DR Horton, not the buyer. I'm upfront about that. My job is to help you find the right home within DR Horton's communities. Some buyers choose to bring their own buyer's agent, which is perfectly fine and costs you nothing extra. Others prefer to work directly with me and rely on their own due diligence. Either way, I'll always give you honest information about what's available so you can make the right call for your family.

Resale may offer different pricing, established neighborhoods, and immediate occupancy. The right choice depends on your priorities and timeline. What I can do is give you an honest picture of what's available in both categories so you can make the comparison yourself.

Many communities in our area are in low-to-moderate risk flood zones where flood insurance is optional, not required by your lender. Others are in higher-risk zones where it is required. Insurance costs in Florida have increased, so I always encourage buyers to get an insurance quote before committing to a community.
